PART EXCHANGE SCHEME TERMS AND CONDITIONS
- 1. Part exchange deals are available solely at the discretion of Launchpad Homes Ltd from time to time on selected plots and developments.
- 2. Eligibility for part exchange deals will be at the discretion of Launchpad Homes Ltd and will be subject to considerations including, but not limited to:-
- 2.1. the value of your existing property (as determined by an independent surveyor’s report);
- 2.2. the purchase value of your chosen new home with Launchpad Homes;
- 2.3. your personal financial circumstances.
- 3. Valuations for part exchange will be based upon the price which an independent RICS surveyor believes your home would be likely to achieve in the current market, as opposed to an advertised sale price.
- 4. We will instruct an independent surveyor from our panel to value your home upon receipt of the sum of £250 from you in respect of the costs of obtaining the survey. This sum is non-refundable even if we decline a part exchange of your property.
- 5. We reserve the right to refuse a part exchange. Each property will be considered on its own merits and any consequent offer will take into account all the relevant circumstances of your position and property. Any part exchange value offered by us will be based on the report produced by the surveyor. All valuations and decisions are final.
- 6. If you have already incurred costs (eg. HIP, estate agents’ fees or legal fees) at the time of negotiating a part exchange with Launchpad Homes, you will remain personally liable for those costs and Launchpad Homes will not reimburse you for those costs.
- 7. Our offer will be based upon a fixtures and fittings list, compiled at the first inspection of your property, and the assumption that floor coverings, other fixtures and fittings (including kitchen appliances) will be left in the property, all services left connected, and the premises cleaned and ready for occupation.
- 8. Our offer will be subject to:-
- 8.1. surveys and searches as appropriate;
- 8.2. the retention of the sum of £1,000 paid by you as a reservation deposit to be held pending our inspection of the property on completion; and
- 8.3. formal contract.
- 9. Once you have accepted our offer, paid your reservation fee and submitted a copy of these terms and conditions to us, signed by all parties to the transaction, the reservation of your new property will go ahead and we will proceed to buy your existing property.
- 10. You acknowledge that Launchpad Homes may decide to buy your home or to remarket your property for sale to a third party. You further acknowledge that remarketing the property may involve selling at a higher price than agreed with you for part-exchange.
- 11. You agree to co-operate in the active marketing of your property for re-sale and/or letting for the time that you remain in the property, to include:-
- 11.1. being available at reasonable notice to allow access to the property of professionals including surveyors, estate agents and employees of Launchpad Homes Ltd;
- 11.2. being available for and facilitating/conducting viewings of your property for interested parties;
- 11.3. giving your express permission for the taking of both external and internal photographs for the purposes of marketing your property, to include posting of details and photographs on our website and any property website used by us for the promotion of our properties.
- 12. You further agree to grant a representative of Launchpad Homes access to your property immediately prior to completion for the purposes of carrying out an inspection of the property to ensure there has been no damage or use of the property affecting its state and value. Once that inspection has been carried out, Launchpad Homes will authorise the release of the £1,000 retention in part or in whole as appropriate.
- 13. These terms and conditions do not affect your statutory rights.
