Our Selling fees explained:
At the time you instruct us to market your property, you pay an initial marketing fee of £100 plus vat which is non refundable. This is not an additional charge as this amount will be deducted from your invoice when we sell your property. You pay the balance of £400 plus vat.
This price includes:
- We research the local market and give an indication as to a guide price for your property.
- Visit you, in your home to discuss the above and after taking on board your reasons for selling help you decide upon the best way forward.
- Carry out a market appraisal and advise you on the best way to show your property to its fullest advantage.
- We prepare full particulars of your property which includes measurements, descriptions and photographs.
- Using a wide angled lens camera we will include one external and three internal photographs.
- The for sale board together with any featured line advertising.
- Advertising on our own web site and also uploaded to our property portals. Advertising 24/7 to more than 60 million potential buyers.
- Arrange mutually convenient viewing times for you to show prospective buyers around your home.
- We will contact your prospective buyer for feed back and contact you with the results.
- Direct access to a dedicated Sales & Marketing Director and your Personal Sales Negotiating assistant. However, if neither of you two main contacts are available, our sales team will be able to help you with any query you may have using our real time state of the art computer systems.
- Your Sales & Marketing Director will also send you a month end report on the web interest and statistics on your property.
Should you decide to withdraw your property from the sales market for any reason and do not sell your property within 6 months of ending your contract, you will not be charged any fees other than the initial marketing and appraisal fee as set out above.
Our fixed price fee offers terrific value for money and fantastic savings compared with other percentage fee charging estate agents.
We are regularly asked to provide extra enhancing services to help sell our properties. Below are listed of some of the options which are available to you but obviously they are at an additional cost. Your Sales & Marketing Director will be pleased to discuss and advise you on the merits of each of the services and also the suitability to lend themselves to your property.

- Accompanied Viewings
If you require this service your Sales & Marketing Director will be delighted to discuss your requirements and quote you a price accordingly.
- Press Advertising
Launchpad do not normally recommend press advertising in the first 2 weeks of marketing your property. However each area is different and your Sales & Marketing Director will discuss this with you.
