        We are not able to take your property as a straight forward part exchange but we can help by trying to ‘chain break’.


We at Launchpad are realists and accept that the property market is difficult at present.

Now imagine Mr & Mrs X, who have a property of their own to sell, are looking to buy in your street.

We know you are thinking,’ that’s fine but once they find out that we are not prepared to take their home as part exchange they will be disappointed’.

 
This is when ‘chain break’ comes into play; we have a number of clients including ourselves who are always on the look out to buy property, mainly properties at the bottom of the chain.

Mr & Mrs C want to buy but have a house to sell at £100,000 so instruct Launchpad and we advertise their property for sale with ‘help for first time buyers’ (see help for first time buyers page).


If we can not sell to a first time buyer the property is offered to our investor clients who regularly step in to break the chain.


Yes it is a lot of hard work; we end up having to sell 3 houses.
